I am very excited. We have our special guest Robert Allen, a five-time New York bestselling author. We are honored to have you here, Robert. Welcome to the show, first and foremost. It’s an honor.

We met at a mastermind and I was so impressed with you, Julie and all of your doing. I’m so happy to be here with the people reading.

Thank you. I’d love to dive in. If we could go back in time, how did you even fall into being an author and writing? Where did this all stem from, if you don’t mind me asking?

I couldn’t find a job after college and it was my MBA. Nobody’s hiring. It was a bad recession. I didn’t want to get a job to tell you the truth. I wanted to become a millionaire. I thought I would get a big job and do real estate investing on the side. Eventually, I’d quit. Since I couldn’t get a job, I thought, “Why don’t we go right to be a millionaire? Let’s go right there.”

I didn’t have a family at the time. I’m single. I don’t have a job, any credit, income and net worth. My dad gave me $1,500 for a graduation present and I spent $500 on a car with monthly payments so that was stupid. I thought, “I’m going to go buy real estate. How hard can it be?” It’s especially when you don’t have any money and all that stuff. I was very naive and turned out to be my intuition was right on that. A friend of mine and my church group was a multi-millionaire in real estate and I thought, “Maybe he’ll help me. He’ll be my guide, coach and mentor.”

That was the smartest thing I did. What you need to do is find somebody who’s done it because doing it on your own is stupid. Sometimes you have to pay for your mentoring and that’s the cheapest money you’ll ever get. Experts are always free, no matter how much they charge you because they are going to show you shortcuts that would save you time, money, expenses, mistakes and everything else.

Paul guided me to my first deal. I bought my first little property but every time I had into it, I’ll send some balloon payments down the road. I didn’t create any financing without even knowing what I was doing. Within 30 days, I flipped it and I didn’t call it flipping back then. I just sold it quickly. I turned my $1,000 into $6,000 and I bought a 7-unit building with that. I bought 12-unit, 10-unit, 40-unit buildings and dozens of single-family homes hoping that I might become a millionaire within 3 to 4 years.

My mentor in college was Stephen Covey. He had not written his The 7 Habits of Highly Effective People yet but had written some regional bestsellers. I liked the guy who was very popular at BYU. His classes were huge. I try to fight my way in and sit in the front row. He challenged everybody to write their goals down. I said, “I want to go scuba diving, parachuting and write a book.” I have no idea why I said any of those 3 but I did the first 2, forgot about the book thing and then made my fortune in real estate. I thought, “There we go. I’m going to write my book.” This thought popped into my head. I feel it was an inspiration. It was like, “It’s time to write your book now.”

I was selling real estate as an investment counselor where I’m making commissions and then buying real estate too. I went to my broker and said, “I got to write my book. Here’s my license. I will never sell the piece of real estate for commission again.” I made lots of money but went all in. I went to my wife and convince her. I said, “We are going to go to Hawaii. My friend has a house I helped him buy as a real realtor. He bought it on the beach in Hawaii and it’s good. He said we can go there and then I will write my book.” She goes, “It sounds like a great idea.” That’s back in the days when she believed a lot of my crazy ideas.

We wrote nothing down and it took another two years for it to finally come out. I was living on credit cards. I own lots of real estate with lots of equity but cashflow is tight. You buy all the lots of leverage. The book came out in 1980. It became a huge number one New York Times bestseller and sold a million copies. Most of my work was real estate oriented but then I switched to information marketing, which is what I recommend for those of your readers.

What’s nice about information marketing that I discovered is I did a little seminar in my town in Provo, Utah and there was nobody there like students. I would do a little ad in the paper and invite people to come to a seminar on how to buy real estate with little or no money down. People would come and pay me little chunks of money. This helped with our cashflow and that was nice.

One day I thought, “Why do a nightly thing for four nights and make a little bit of money? It takes a month to get it so why don’t we just do a one-day seminar?” I knew nothing about any of this stuff but it seemed like a good idea to me. We ran larger ads in the paper and 100 people show up at our 1-day seminar. They paid $100. 100 times $100 doesn’t seem much but it’s $10,000. In 1978, it’s a lot of money.

I thought, “What if we raised the price to $200 and do it for 2 days?” If 200 people come and spend $200, that’s $40,000 for a weekend. I went to LA and said, “Let’s charge $500 and put a full-page ad in the LA Times.” I’d never done any of this stuff before. I was always by the seat of my pants. 200 people pay $500 and now, it’s $100,000 a week. I’m saying to myself, “This might be good.” People started telling me, “Your stuff works. I bought this and that property. You helped me become a millionaire. Thank you very much. It changed my life.”

My renters never said to me, “Thank you for this home or apartment we are renting for you,” but my students said, “You changed my life.” That’s transformative. I say to myself, “I like that.” If I change a renter’s life, they are gone in a year and will never think of me again but if I changed somebody’s life with a book, I changed a generation of lives. It’s long-term as long after I’m dead. The long story short is I started to teach people. We taught millions of people face-to-face in hotel rooms all around the United States since 1980.

COVID happened after my seminar business and had spoken to millions of people. We had incredible successful seminars. When 2008 happened, people don’t go to real estate seminars when their home is underwater. They read the newspaper and it says real estate is bad. Nobody wants to do anything about that. That’s how we closed that business down and I went around the world and spoke all over the world like Russia, China, Japan, South Africa and Australia. I enjoyed that very much because I like to teach, speak, write and change lives. That’s what I like to do.

On the way back from what a wonderful experience in Japan with my wife, the very next day, they shut the world down. Nobody can go to China or Russia. You are stuck at home. What do I do? I’d barely coached anybody about writing a book before. I thought, “What’s powerful about information marketing is whatever you are an expert in somebody wants to know.”

You look at all of your expertise and figure out where is your strength. It’s your piece of cake. In terms of billing databases and doing all the things you do, you are passionate about it and you could do it in your sleep. That’s what I call a piece of cake where you go to somebody, “What’s your piece of cake?” They go, “I do this and I can do it in my sleep because I’m good at it. I’m passionate about it and I love to do it. It’s important to me.”

I said, “One of my expertise is not only the real estate stuff, which I do on social media big time and they come and learn my stuff on real estate.” That’s not the thing that I’m passionate about myself. I’m passionate about teaching it. I’ve been there, done that. I like to take beginners and teach them about real estate. I love to teach people who’ve reached a pinnacle of success, help them write a book, work with them personally one-on-one and dig out of them the gold nuggets that they don’t even know are there.

When COVID happened, we did a little class on my database and said, “Anybody wants to write a book?” They are all going, “We are all stuck at home. Let’s write a book, Robert.” We got lots of them into their book stuff. I have been working very closely with a few. What I’m saying about information marketing for your readers is it’s not talking about me. It’s you, whoever you are, have expertises that somebody wants to know.

Julie here is incredible at helping people do all kinds of amazing things. That’s why you follow her and your wallet is fuller because of her. However, she has all kinds of other little expertises that she had to create, develop and learn on the way to becoming who she is. She’s got 5 or 6 books in her and so you do too. You say, “What is my book?” “What do you love to do?” This is what I call purpose. The purpose is for four things. Julie said, “I’m passionate about these databases.” That’s a clue to whatever you love to do.

Sometimes you do real estate not because you love it but because you want to make some money. If you didn’t do real estate, it’s like you won the lottery and had $5 million in the bank so you wouldn’t retire. Maybe you’d go on a trip around the world and then get out of your system. You’ll be sitting at home and watching the fire going, “What was I born to do? What’s my gift? What am I supposed to give to the world?” You’ll feel empty until you fill that hole. The emptiness comes because you came to this planet to give. You came with passions part of your makeup. You came with talents, which are things you are naturally good at. You came with values, meaning this is important to you.

Everyone has different values. Some things that are important to Julie are not important to me. Some things important to Gem here, I don’t care about but she does. She has what we call values, talents and passions. Those combined into a pathway that leads to your destiny. That’s the fourth one. What were you born to do? I was born to do real estate. I loved it. I went to every seminar I could. I drove across the country if I couldn’t afford it. I drove in my car and got my roommates to help pay for the gas. I read every book I could. I went to seminars. I was insatiable and I did it.

I created my first fortune there and then started teaching it because it was a hunch for me and I discovered that I’m pretty good at it. It’s important to me. “Why would I be on a Friday talking to Julie who is introducing me to you now?” It’s not because I like to do this and I’m good at it but it’s important to me to talk to you. Maybe something I will say is, “I have a different way of saying things and a different message.” There are all kinds of gurus out there that are like, “They all got their different ways of saying it.” Sometimes you gravitate to them and you go, “I like the way she says it.”

It’s like a music star that has a song. The way he sings gives you goosebumps. You go, “I want to be a fan.” You go to every concert they ever do, buy all their CDs and download their music. You become a fan. We have fans. One hundred thousand people on my social media saw what I put out there. Some are like, “I don’t like him. He’s too old. He’s not one of the young ones. His time has passed.”

Find Purpose: Go to where you’re the dumbest guy in the room. You’ll find yourself growing in ways that are impossible to explain.


Other people go, “I liked the way he says it. It resonates with me.” You discover your audience and those are the audiences that resonate with you. Julie, you’ve got hundreds of thousands of people because they like you. They’re like, “Julie is unbelievable. She brings on these incredible guests.” You are so good at it. You follow through, track us down and get us on the show.

You are on this. You may not like to teach. That may not be what you are good at. Maybe you are only good at several things. You love numbers and therefore, you spend all the time on numbers and it gives you goosebumps. You don’t like people. You are not a people person but you are a numbers person or some other talent or gift but eventually, you gravitate to who you are.

Like David and Michelangelo, eventually, life chops off all the extraneous parts of you and starts to create the David or the Davida that you were born to be. You become like, “This is who I am and what I do.” You’ll watch people from time to time on TV being interviewed about whatever success they have. Often, they will go, “This is what I do and who I am.” They figured it out. That took me a long time to figure it out.

I feel like I’m at metamorphosis in my life too. I got into real estate years ago and have done very well with it. That’s how I retired and my husband. I always thought this is my path to freedom and the whole big picture for me. I found it through having conversations with people that I admire and respect that have been around a longer time than I. They put in perspective like, “What are you passionate about?” I was like, “I love what I do with marketing, working, relationship building, meeting all these people and putting these people together.”

I love seeing people grow and be successful because if I work with someone or I can help someone, I feel like it comes around tenfold in the long run. I’m like, “If we buy 1 or 2 houses a year, I’m cool.” My energy is focused on where my passion is. I’m thriving. I feel like I’m in that metamorphosis of a stage. For me, I shared a little bit about my background with you before we got on, which I don’t publicly share a lot. I didn’t have the greatest upbringing and come from very much. I had to build a life for myself and my son. There was no choice for me. It was either get up and fight or sit down and settle. I was not going to settle because I was like, “I am destined for so much more than what the cards I have been dealt.” I have to fight all my way.

This is a nice example to grow into a butterfly. One of my favorite books is The One Minute Millionaire. That’s the metaphor right there. It’s very similar to your story. Michelle is the gal. On the right-hand side pages, there’s a story of a woman who loses everything and has to make $1 million to get her kids back. On the left-hand side is what would you do if you needed to make $1 million to get yourself back? It’s a right-brain and a left-brain book. It’s all about metamorphosis, going from the cocoon to the life you are supposed to live. Congratulations, Julie. You are living it.

In 2021, it transitioned for me what am I meant for and what am I made to do.

She’s having her midlife crisis. Everybody who’s reading, YouTube has a way that you make money, bring money in the door and whatever it could be like an entrepreneur selling stuff or a real estate investor buying and selling stuff. Maybe that’s what you love to do and you don’t want to do any teaching. Why would you share your secrets with somebody else?

Keep it close to your best, take care of your family and do whatever else you want to do with the rest of your life. Some of us feel like we were destined to share what we have learned with other people. We like to do it and we are good at it. It’s important to us. If you are like Julie trying to make a metamorphosis transition to a bigger life, it is a bigger life because your influence magnitudes are more powerful than you being a real estate investor.

You can help the tenants have a place to put a roof over their heads. Thank you very much but what I love about information marketing is you transform generations of lives, children and children’s children. At that event the way you and I meet, people were coming up to me and saying, “You don’t know me but this is my story.” They were some of the main speakers on the stage at that event we were at. For example, Ron LeGrand and I were up on the stage and the OGs. Ron says, “I went to Robert’s seminar in 1982 and borrowed $500 to go to it. Now, I’m a multi-millionaire.”

He’s teaching other people and those are my grandchildren. Those people are teaching other people who are my great-grandchildren. Those people are teaching my great-grandchildren and therefore, when I die, there’ll be people who don’t even know my name. It’s the impact. It’s an extra stream of income which is nice. It’s pretty big and fast once you figured it out. With real estate, how quickly can you raise your rents? Inflation has given us a chance to raise our rents. That’s nice but when you think about it, you can’t raise your rents that much unless you change the whole dynamic of the property by turning it into daily rentals or renting it out.

Find Purpose: Don’t let the failures make you feel like you’re the dumbest person on the planet. You need to realize that’s what all the great ones do.


If you sell it on owner finance, your cashflow is fixed or locked. Interest rates don’t go up after that. What I’m trying to say is no matter how you buy or sell it, you can make a chunk of cash but not a stream. If you get a stream, you can’t increase it that much. As I proved in my experience, I go to LA and make $100,000 in a weekend. That’s serious worldwide money. If you own a piece of real estate, you own it in that city and you are stuck there. If I’m an information market, my customers are seven billion people.

You say, “My product is rare. Only 1 in 1 million, whatever what I have.” Yet, if there are 7 billion people on the planet, 1 in 1 million is 7,000 people. Seven thousand people will make you a lot of money. You need 10,000 people on your database and you are going to bring in some serious money. It’s an extra stream of income.

My book Multiple Streams of Income, which I sold almost one million copies all around the world, translated into many different languages. I say right here, how to generate a lifetime of unlimited wealth? That means money while you sleep. What I’m doing with you is not a money while you sleep. I have to be here.

You are not going to play a recording of me. You are going to say, “I want to record him live.” Yet, while we are talking, my website is working and I’m generating little streams of income. My social media while we are talking is generating serious money for free because I’m doing it all for free. I may not even have to teach it because I have coaches that will do all that. If I’m no longer here, God forbid, my message is still probably going to go on. Maybe it’ll dwindle but still going to reach people. There are bookstores that people are going to go into.

I have met so many entrepreneurs and even investors seasoned and new that all rave that your book changed their life. It was either your book or Rich Dad Poor Dad. Your book came up way long ago. The serious players are in our industry and they have been around a long time.

Seeing you at the mastermind, I saw you there as well but everybody was crowding you. Everybody wanted to speak with you. I didn’t even get the opportunity to formally introduce myself there. Everybody wanted to speak with you. I couldn’t make my way through the crowd.

If you thought that was something, you ought to go to China. When you are famous in China, it’s like you are a rock star. There are lines of people waiting to talk to you. America is little more stayed because we got too many gurus out there. “My neighbor is a guru. Who are you?”

Everybody’s an expert, especially since COVID. They do two deals. I know experts that teach but I have done more deals than them.

We are summing up by saying, “What were you born to do? How will you know that?” It’s because you’ll have a talent that you’ll either have automatically by breathing. It comes with your DNA. I believe that we existed before we came to this earth and are ready to come here. We knew we were going to come and it would be hard.

We knew we’d learned lessons in the shortest period. When you compare it to eternity, our life is that fast. We have to learn lessons that quickly and we do. We do it because it’s a very dangerous world. There are one million disasters a second. When we come, we come with our DNA and our DNA is divine. We come with it because we have learned over eons of time what we are and who we are.

When we come here, we have to figure it all out again, discover it and gravitate to it. I seem to go to this section of the bookstore every time. “Why do I always go there?” It’s because I like those books and that information. The other people will come into the bookstore and go to a different place because that’s what they love to do. Eventually, you go, “I’m an entrepreneur. I like to make money, solve problems and be creative.”

“I don’t want a boring job, work for somebody else and tell me I got to come in at 7:00 and leave at 7:00. That’s not me. I’m not going to do that.” You go, “Some people are like that. They like to go to work.” 6 out of 7 you look at are employee-minded. Julie, we are not employee-minded. It’s not in our DNA. We ain’t going to do that, start with it or sleep in our car but that’s exactly what we do. Readers, you have to finally figure it out. Maybe you haven’t figured it out yet or you’ll never figure it out. It’s okay. The purpose of life is you got to learn how to love.

Multiple Streams of Income: How to Generate a Lifetime of Unlimited Wealth!

If you read any near-death experience books, they will tell you that. I went over to the other side, there was so much love there and I can’t even believe it. I came back home. I didn’t want to come back to this earth. One lesson I learned is I got to learn how to love. I got to learn as much as I can learn because there’s only a short period to do it.

The primary purpose of life is to love and the secondary purpose of life is to learn how to love the world using your unique talents and gifts because you have tools. You are an instrument. You are a violin, cello or a set of drums. That’s the way you do it. You share those gifts with other people and they go, “Thank you. I enjoyed that. That was good. You changed my life. What am I going to do with the rest of my life?” That’s what I want you to discover. Maybe it’s real estate or entrepreneurship. If you got a product you like to sell, go sell it.

If you want to be that special kind of multiple streamers, there’s a whole chapter in Multiple Streams of Income called Infopreneurs. This was done in nearly 2000 and the funnel is all about marketing. How do you funnel your business? You start to sell some of their information. Maybe at first, you’re free, you’ll coach people and then say, “$1,000 is what I charge.” They will go, “That’s a lot of money.” You’ll go, “Maybe I will do it for $500.” “That’s a lot of money.” “$50.”

That took me 40 years to get to this point where I say, “If you want the best from me, it’s $100,000.” I don’t need very many people at that. If you go to Tony Robbins, it’s $1 million. Probably, if you want Oprah, it’s $10 million. Eventually, you get to say, “I’m worth it. If you say that $1,000 is too much, go find somebody else because nobody does it as well as I do it.”

Eventually, when you believe in yourself like that, you go, “I’m worth more than $1,000.” You then get to $5,000. We went to a $5,000 seminar in 1988. We went from $1,000 to $5,000. I was so nervous because no one is ever going to pay that money. It’s crazy and terrible. 20,000 people over the next 3 years paid $20,0000 and $5,000. That’s $100 million.

That’s a lot of money. You get the point where you go, “What I have is special. If you want it, great. If you don’t want it, I don’t want you. Go find somebody else that’s cheaper.” You’ll figure out that the best ones are always free. Never forget that. The cheapest is always the most expensive option because they don’t know what they are doing. They will teach you how to do what they don’t know how to do and it doesn’t work.

I made any mistake in my life from the very beginning. I have a guy I coached and he goes, “When I changed my life, I went to some other seminars that were very expensive and some real estate programs,” somebody else’s, not mine. They spent $25,000 to $30,000 and it was a big amount of money. He said, “I was the dumbest man in the room. That was the best thing that ever happened to me.” I come into this room as fairly successful and see these people doing things that I didn’t even dream of. I see these ordinary people that are not nearly as smart as me and are doing 100 times better than me.

I thought, “If that guy can do it, I can do it.” He said, “I try to find the room where I’m the dumbest guy in the room. Does that stretch your brain and mind?” That’s the thing I didn’t do at the beginning of my career. After you become famous, you think you are the smartest guy in the room. If they are coming to your seminar, shouldn’t they think you are the smartest guy in the room? That’s what they are paying you for.

I didn’t go to masterminds. I did some mentoring and coaching. I paid Jay Abraham $25,000 to help me with my marketing. I did coach with some of the best but I didn’t do enough of it. Like the thing you and I met at, Julie, it’s unbelievable. I was the dumbest guy in the room on some of the things and I’m the OG. Don’t do that. Go find somebody who knows more than you do.

I always tell Gem, “If you are the smartest person in the room, you are in the wrong room.”

You want to force yourself to be uncomfortable, is what you want to do.

I have been doing a lot of uncomfortable going to all sorts of different groups and meeting new people.

For all your readers here, that’s what I would tell you to do. Go to the rooms where you are the dumbest guy in the room and you’ll find yourself growing in ways that are impossible for me to explain to you. Join masterminds and coach with the best of the best. It seems like it’s a lot expensive but it’s always free.

You are going to make mistakes. It’s going to hurt and that’s part of the game. You are going to get some scars. Congratulations. I have got plenty of scars. Don’t let that stop you or hold you down. Don’t make the failures make you feel like you are the dumbest person on the planet because you’ve failed. You need to realize that’s what all the great ones do.

It’s not fail yours but fail theirs. They go out and try not to fail but sometimes they do and life happens. I have got my scars big time. Good luck, everybody. I wish you well.
